SPEED HUMP UPDATE!!
The installation of the speed humps on Canyon Lakes Drive has been completed as well as the white reflective striping. The fixed metal street signs are scheduled to be installed early next week. We appreciate your patience throughout this entire process.
We have received requests for information regarding the decision making and justification behind the installation of the speed humps. To address this, a variety of documents have been made accessible on the Canyon Lakes Property Owners Association website at https://canyonlakespoa.org under the "Documents" tab.
These documents have been discussed numerous times at the monthly Board meetings over the past year and a half. Some additional documents were presented at the 2023 Annual Meeting. They delve into the rationale behind selecting speed humps as the best means of traffic calming over other extensively researched options. The documents also include traffic data that was collected from vehicles that passed the radar signs along Canyon Lakes Drive, offering insight into both the north and south side traffic patterns.
We strongly encourage residents to take a few minutes to review these documents as they may answer many of the questions that have been raised. The Board is very dedicated to making our neighborhoods and streets safer from speeders before any serious accidents occur.
As a reminder, the next scheduled Board meeting will be held on October 10, 2023 at 6:30pm, at the Mid-Columbia Library Kennewick Branch on Union Street. We welcome everyone to attend. If you have specific questions that you would like addressed at these meetings, please submit them via our comment form located under the "Documents" tab on our website. Mass communications, assessment invoices, and notices, many required by The Revised Code of Washington, are mailed via U.S. Mail to Canyon Lakes property owners throughout the year. With nearly 1,000 homes in our community, the cost of postage and printing is increasing. In 2023, the cost of printing has increased 25% over 2022.
The CLPOA is launching a program, allowing owners to elect to receive and authorize the Association to deliver electronic communications through emails and texts. If you wish to opt in to receiving electronic communications, including your assessment invoice, from the Association, you may complete the online opt-in form online at https://canyonlakespoa.org/mailing-list/.
Email addresses and phone numbers obtained from property homeowners will be used only for the purposes of CLPOA communications and will not be disclosed to a third party.
Monthly Board Meeting: The Monthly Board Meetings are held on the second Tuesday of each month. The next meeting will be on October 10, 2023 at 6:30pm at the Mid-Columbia Library - Kennewick Branch, 1620 S. Union Street, Kennewick, WA 99337.
2023 Annual Assessments: The 2023 annual assessment is $355. All annual assessments were due by March 31, 2023. Please note assessments paid after April 1, 2023, MUST include the $88.75 late fee and finance charges. All unpaid annual assessments will have a lien filed against the property if not paid by June 1, 2023.
*Homeowners may submit a Rules and Regulations complaint via the complaint form, located on the DOCUMENTS page of the CLPOA website.
